ST. LOUIS COUNTY, Mo. – If you’re at least 62 years old and live in St. Louis County, you could be eligible for the Senior Property Tax Freeze program. Applications open on Oct. 1.

According to the St. Louis County Department of Revenue, you must be 62 or older as of Dec. 31, 2024. You must be the property owner or have legal or equitable interest of a residential property, as of 12-31-24. The home you’re applying for the tax credit on must be your primary residence and you can only claim a senior property tax credit on one home.

Here’s what you need to apply: Proof of identity and age. Have your state-issued Driver’s License, state-issued ID, or birth certificate ready. Parcel Identification Number of the property you are applying for, which you can look the number up on the assessor’s website.

Proof of ownership. This includes various deeds and trust documents. Properties owned by a corporation or LLC do not qualify.

Proof of residence. Again, state-issued driver’s licenses and other state IDs can be used, as can your passport, voter registration card, and motor vehicle or driver’s license renewal card.

You can submit your application online or in-person. In-person assistance will be available at select County Government Center locations.

The county says mailed in or dropped off paper documents will not be accepted.

Eligible seniors have until June 30, 2025, to apply for base year 2024. The first year the “credit” will be realized is on the 2025 tax bill. The amount will be noted on your 2025 real property tax bill.

Approved applicants will be notified prior to the 2025 tax billing. The county says the process will take time, and approval is not automatic. Officials ask applicants to make sure their contact information is accurate when applying.

The program does not include personal property like vehicles. Property owners must renew their application each year.

To coincide with the launch of the Senior Tax Freeze application, the county is hosting a Senior Resource Fair Oct. 1-2 at Northwest Crossings. It’ll run from 8:30 a.m. to 4 p.m. at 715 Northwest Plaza Drive in St. Ann.

County employees will also be available to assist residents with the application at three other county buildings: Clayton, South, and West.
